Four Cannes villa types and what renovating them involves
In Cannes, the age of the building, the steepness of the plot and the distance from the sea matter more than the size of the house. These are the four situations we meet most often across the town and its hills:
Built between the late 19th century and the 1920s for wealthy families who wintered on the Riviera, these villas have decorative plaster mouldings, painted façades, tall shutters and wrought-iron balconies. When a villa is protected by the local urban plan or stands near a listed monument, any external change is reviewed by the Architecte des Bâtiments de France (ABF), the state heritage architect.
Renovating them means repairing lime-based renders and stucco rather than replacing them, restoring original joinery where it can be saved, and hiding new wiring, plumbing and ducted air conditioning without cutting into period ceilings.
The hills above the bay were largely built up in the second half of the 20th century: reinforced-concrete villas with split levels, closed kitchens, dark corridors and single-glazed aluminium windows that no longer match the value of the view.
Typical works include removing load-bearing walls with steel beams sized by a structural engineer, widening openings for large sliding glass doors onto the terrace, and renewing every network behind new plasterboard linings.
Salt-laden air attacks steel reinforcement, metal railings and outdoor fittings much faster than inland. Rust stains and crumbling edges on concrete balconies are common on older seafront buildings.
We treat and repair damaged concrete before any cosmetic work, specify corrosion-resistant railings, fixings and outdoor lighting, and choose finishes able to withstand wind-driven salt and strong summer sun.
Many streets between the Croix-des-Gardes and Super-Cannes are narrow, winding and lined with parked cars. Lorries cannot always reach the gate, and some sites need a materials hoist, a small crane or deliveries split into several trips.
Terraced gardens often have retaining walls that need attention at the same time as the house. Planning access, parking and a road-occupancy permit for scaffolding or skips is part of our preparation, not an afterthought.

How a Cannes villa renovation runs, step by step

Site visit from our Le Cannet agency
We inspect the structure (walls, floors, roof, balconies), measure the rooms and note access constraints in the street. We also check the planning status of the plot, so that no surprise appears after the quote is signed.
Planning permission, where required
Interior works usually need no permission. External changes such as new openings, new colours or a different window style generally require a déclaration préalable (prior declaration); larger changes to floor area or volume need a permis de construire (building permit). The standard review period is one month for the first and two months for a house permit, longer when the ABF must be consulted. We prepare the application with you.

Can I change the colour of my villa or its shutters in Cannes?
Only after filing a declaration with the town hall. The Cannes local urban plan (plan local d'urbanisme, PLU) sets rules on façade colours, roofing and joinery, and when the villa lies in a protected area the ABF also gives its opinion. When is the best time of year to renovate in Cannes?
Autumn to spring is usually the most comfortable window. The town is at its busiest during the Film Festival in May and throughout the summer, when traffic, parking and neighbours on holiday make noisy works harder to organise, and some Riviera towns restrict them in peak season.
